How accurate is a free evaluation?

More accurate than an online estimate. Automated tools average tax records and public data. They cannot see your renovation, your view, your floor, or how well your building is run. I use the same sold data a buyer's agent would bring to a negotiation, and that is what actually sets your price.

Do I have to sell?

No. Most homeowners who ask me are six months to two years away from a move. Some are refinancing. Some are settling an estate. Some just want to know what has happened since they bought. All good reasons to ask.

How long does it take?

Two business days after I walk through your home. If you would rather not have anyone in the home yet, send photos and details and I will get you an estimate sooner.

Why is my BC Assessment different from my market value?

Your assessment reflects a value set on July 1 of the previous year, calculated in bulk across thousands of properties at once. It cannot see your renovation, your view, or what buyers are doing this month. Market value is what a qualified buyer will pay today. The two numbers routinely land far apart, in either direction.

Do you evaluate apartments and townhouses?

Yes. Strata property is a large part of my business. Strata means you own your unit and share the building with the other owners. For those I read the depreciation report and the recent meeting minutes as part of the evaluation, because a healthy contingency fund, or a special levy coming down the pipe, moves value as much as the finishes do. A special levy is a one time charge to owners for a major repair.
