Ten years ago Brentwood was a tired shopping mall and a lot of parking. Today it is one of the fastest changing corners of Metro Vancouver. The Amazing Brentwood reshaped the whole area into a walkable town centre of towers, patios, and shops, all sitting on top of a SkyTrain station.
For a first time buyer that combination is hard to beat. You get new construction, a real neighbourhood forming around you, and a straight SkyTrain run into the city. The question is not whether Brentwood is convenient. It is whether the building and the price are right, and that is where a second set of eyes pays off.
Mostly a condo market
Brentwood is priced around condos and presales rather than houses, which keeps the entry point lower than most of Vancouver proper. Prices move with new tower launches, so the number today is not the number six months out. Get this month's active and sold figures from me before you set your budget.
Is Brentwood your fit?
- First time condo buyers. New construction near transit, at prices where the BC first time buyer property transfer tax exemption still helps. Full exemption at $500,000 or less, $8,000 off up to $835,000, and gone by $860,000.
- Car light commuters. On the Millennium Line, with the Amazing Brentwood at street level. Many owners here skip the second car entirely.
- Investors. Deep tenant demand from students and young professionals who want new and central. Watch the strata fees and rental bylaws before you commit.
