Because the market has shifted so much, properties that rarely came up are now available, and a broad brush read of downtown misses all of it.
The way I sort it with buyers is simple. Paint me your perfect Saturday, and tell me the truth about your commute. A five minute walk to work versus a forty five minute slog can decide whether you take a smaller home in the right pocket, and if you work in Coal Harbour you probably do not want a bus in the mix. Answer those two honestly and downtown narrows itself down fast. So which one are you, and where do you actually need to be on a Monday?
Priced by pocket, not by postal code
Downtown covers everything from compact studios to marquee waterfront homes, so a single average across it is close to meaningless.
