Edmonds is the corner of Burnaby that is visibly becoming something new. Southgate City, the master planned community by Ledingham McAllister, is turning about 60 acres of former Safeway distribution and dairy plant land into a high density neighbourhood of towers, shops, and parks, and the city adopted a new Edmonds Community Plan in March 2025. This is what a neighbourhood looks like in the middle of its build out.
Underneath the cranes, Edmonds keeps its everyday advantages: an Expo Line station, the Edmonds Community Centre, Taylor Park, and the Byrne Creek ravine trails threading green through the blocks. Buying into a transforming area is a timing question as much as a location question. Do you buy the established townhome nearby or the new tower going up? That is the conversation worth having.
