One region, three very different cities
I have a bias and I will declare it up front. Port Moody is my pick of the three.
The Tri-Cities are Coquitlam, Port Moody, and Port Coquitlam. They sit together on the map, but they live nothing alike. One is a growing regional centre with towers and malls. One is a waterfront town that people fall for slowly. One is the honest value play at the edge of it all.
Let me be direct, because honesty is how I work. Port Moody is my top pick of the three. They call it the City of the Arts for a reason. It gives you nature, a real community, and proper infrastructure like the SkyTrain and West Coast Express all in one place. It is one of those spots where, once you are there, you get it. Every time I have helped someone buy an apartment in Port Moody, they end up buying a townhouse, then a house, and they never leave. Because the Tri-Cities span waterfront condos, family townhomes, and detached homes, the price range is wide and depends entirely on which city and home type you choose. - Buyers who want community over hype. Port Moody attracts a community minded person who reminds me of North Vancouver buyers: nature, small town feel, and infrastructure that actually works.

- Value focused buyers. Port Coquitlam is where people go when Coquitlam or Port Moody is out of reach. It is an honest option, with a couple of things to check first.

Rocky Point Park, Brewers Row, and the Shoreline Trail give it a weekend energy the bigger centres cannot fake. Nature at the end of the street, downtown by train.
