I watched Brentwood go from afterthought to the densest, most vibrant corner of the city. Up the hill is where I would buy detached.
I have a lot of history in North Burnaby, and I have watched Brentwood transform. A decade ago it was easy to overlook. Now it is one of the most dense and vibrant town centres around, with a tower cluster that has gone up fast. Everything is new, clean, accessible, and logically laid out, and I keep a full standalone guide to Brentwood for buyers focused there. The one honest weakness is green space. It can feel like a concrete jungle if you want to step out your door onto a trail, though the city is actively building for that.
Go further up and North Burnaby changes entirely. Burnaby Heights and Capitol Hill are some of my favourite territory for detached homes. Get up on the hill and you get those views out over Vancouver, with quick highway access that puts the whole region within reach. Hastings Street runs through the Heights with a genuine stretch of local businesses, the kind of walk up and down street that gives a neighbourhood its character. North Burnaby splits between Brentwood's new condo and presale towers and the detached homes of Burnaby Heights and Capitol Hill, so the price gap between them is large.
