Maple RidgeNeighbourhood Guide

Where Greater Vancouver's family budgets stretch furthest, with two commuter rail stations and a provincial park bigger than most cities as the backdrop.

Overview

The far east value story

About as far east as most buyers will consider, and the trade is simple: more land for a longer commute.

Maple Ridge is where a family budget buys the most house in Greater Vancouver's eastern corridor. The growth is real and it is planned: Albion and Silver Valley have filled in with newer detached homes and townhomes over the past two decades, while the historic Haney core around the downtown keeps the city's original character and its transit connections.

The trade is distance, and Maple Ridge answers it better than most outer communities. Two West Coast Express stations, Maple Meadows and Port Haney, run commuters into downtown Vancouver, and the R3 RapidBus links Haney Place to the SkyTrain at Coquitlam Central. If your work week allows the commute, or does not require it at all, this is where newer construction and nature live side by side. What would your budget look like out here? The answer surprises most of my buyers.

The market

The most house in the corridor

Maple Ridge pricing runs from established Haney homes to newer Albion and Silver Valley builds, and acreage properties further out change the math entirely. Tell me the neighbourhood you are weighing and current figures come back before you settle on a budget.

Who buys here

Is Maple Ridge your fit?

  • Growing families. Albion and Silver Valley were built for exactly this: newer homes, garages, yards, and schools, in neighbourhoods where most of the street is at the same stage of life.
  • Train commuters. Two West Coast Express stations mean you can trade the bridge traffic for a seat on the train. Port Haney station sits right below the downtown core.
  • Outdoor people. Golden Ears Provincial Park and Alouette Lake are effectively the city's backyard, with hiking, paddling, and camping close to home.
Life here

Mountains at the end of the street

Golden Ears

One of BC's most visited provincial parks, with Alouette Lake's beaches and boat launches, forest trails, and the twin peaks that give the park its name. Locals get the summer long version of what visitors drive out for.

Downtown Haney

The city's historic core, with a farmers market, independent shops, and the Haney Place transit exchange. The West Coast Express at Port Haney keeps the old rail town connected the way it always was.

Albion and Silver Valley

Two of Maple Ridge's four adopted area plans, filling in with contemporary family homes on the slopes east and north of the core. This is where most of the newer inventory lives.
