It is dense and it is walkable, but what stands out is how settled it feels. There is a real community here, and it persists. That tells me something I pay attention to. The truest test of a neighbourhood is what people do when they are ready to upsize, and in the West End they fight to stay. Ask yourself this: when you outgrow your first place, will you want to move on or stay put? Here the answer is almost always stay. If you want a downtown address with the seawall, Stanley Park, and a community that does not reset every year, this is one of the few places that delivers all three.

The West End holds some of downtown's oldest apartment stock alongside newer condo towers, so pricing runs a wide range by building, age, and view.
