Chinatown is one of my favourite places in the city to eat, and one I approach carefully as a purchase. Here is the honest version, which is the only version I give.
Honest first, always
I love visiting for the food. Buying here is a different conversation, and I will be straight with you about it.
I love visiting Chinatown for the food. It is one of the best eating streets in the city, full of history, and I send people here to eat all the time. But when a client asks me about buying here, I have to be direct, because that is what you deserve to hear upfront. I do not currently recommend Chinatown as a purchase market.
Between the pace of construction, the policy direction, and what is actually being built, I do not see the fundamentals that would make me put a client's money here right now. That is my read, and I will always give it to you straight. If you are set on the area, we will have a longer conversation about why, and I will lay out exactly what I am weighing. So the real question is simple. Are you buying for the love of the neighbourhood, or for it to hold its value? For Chinatown today, that distinction matters.
A mixed and changing housing stock
Chinatown holds older heritage buildings alongside newer condo developments, and the area is in real transition, which makes value here more complicated than a simple price per square foot. I would rather talk you through what I am seeing than hand you a number out of context. Ask me for a current, honest read before you consider anything here.

Chinatown is one of the best places to eat in Vancouver, full stop. The restaurants and the history are the real reason to spend time here.

This is one of the oldest and most storied neighbourhoods in the city, and walking it is worth your time whether or not you ever buy here.
The location
Chinatown sits right at the edge of downtown, walkable to the core and to Stadium Chinatown station, so getting around from here is easy.
