South BurnabyNeighbourhood Guide

South Burnaby has a different demographic character than North Burnaby, more anchored around Metrotown's build out. Right now, that shift is opening up some real value.

Overview

Where the value is turning

My read: the correction did something interesting here, and higher end buildings are landing at Brentwood prices.

South Burnaby has a different demographic character than North Burnaby, more anchored around Metrotown's build out. My read is that South Burnaby, which for years sat higher per square foot than North Burnaby, has been quietly correcting, and the result is opportunity. If you want a higher end building, you can now find yourself buying at Brentwood level pricing, which was not the case not long ago.

The other advantage is the transit, and it is a real one. From Metrotown you get a straight shot into Vancouver on the Expo Line with no transfers. Compare that to Brentwood, where the same trip means changing trains at Commercial Broadway station. If your day depends on a clean commute downtown, that difference adds up fast. So are you optimising for the newest tower, or for value and a simpler ride to work?

The market

Correcting toward real value

My read is that South Burnaby, long priced higher per square foot than North Burnaby, has been correcting, which can pull higher end buildings back toward Brentwood level. Where exactly that line falls today depends on the building. Current South Burnaby figures should set your budget. Message me and they are yours.

Who buys here

Is South Burnaby your fit?

  • Value minded buyers. My read is the recent correction has South Burnaby looking attractive again, after years of sitting higher per square foot than the north.
  • Buyers who want a higher end building. You can now find quality buildings here at Brentwood level pricing, which changes the math on what your budget buys.
  • Downtown commuters. The Expo Line runs straight from Metrotown into Vancouver with no transfers, which Brentwood cannot match.
