The rationale is simple: it sits in a central location between the Tri-Cities, and developers are pouring investment into it. The infrastructure is arriving, the Burquitlam station on the Millennium Line is already there, and there is a direct bus to SFU on Burnaby Mountain.
Here is the investment case I actually walk clients through, and it is unique to this pocket. You buy something brand new, you live in it for seven to ten years, and when you are ready to move on you convert it to a rental for another ten. Because everything is so new, the property stays in good condition through that whole hold. SFU proximity keeps rental demand steady the entire time. That is a real long hold play, not a flip. Is a twenty year buy and hold something you have the patience for? If it is, we should talk.
New builds plus established pockets
Coquitlam runs from new Burquitlam condos and townhomes up to detached homes in established areas like Westwood Plateau and Burke Mountain, so the range is broad.
