Kitsilano buyers tend to be specific, and the line they care about is 4th Avenue. North of 4th is the quintessential Kits pocket, where you can walk down to Kits Beach and the whole west side lifestyle is at your feet. The stock skews older, but people pay the premium for where it puts them, not for the age of the drywall.
Fairview sits just across the way with a different trade. You are a little removed from the beach, but you get newer apartments and, often, better value for the space.
