Where the city polishes itself
The West Side is not one market. It is a dozen small ones, each with its own rules.
The west side is Vancouver at its most established. From Kitsilano's beach blocks through Fairview's slopes to the seawall at Olympic Village, these neighbourhoods hold the city's deepest streetscapes, its most sought after school catchments, and the kind of character housing that does not get built anymore. People do not stumble into the west side. They aim for it.
The honest part: you pay for the postal code, and the west side asks you to choose your trade. A condo in a prime pocket, a duplex on a leafy side street, or stretching further for a detached home each mean a different budget conversation. The question I start with is simple. Which part of west side life are you actually buying: the beach, the schools, the streets, or the address? Your answer decides the neighbourhood.
The premium is the point
West side pricing carries the city's strongest location premium, and it moves differently by pocket and by home type. Neighbourhood and property type change the number completely. Give me both and I will send current figures before you set your ceiling.
Is Vancouver West your fit?
- Beach and seawall people. Kits Beach to Granville Island to Olympic Village is one continuous waterfront life. If your week includes the water, this is your side of the city.
- School focused families. The west side's catchments are a real driver of demand, and they hold value through every market cycle. We plan the purchase around the school, not the other way round.
- Character home buyers. Tree lined streets of heritage and character housing, from Point Grey Road to Fairview's slopes. The stock is finite, which is exactly the point.

Kitsilano Beach and the pool, Jericho's quieter sand, and the seawall connecting all of it. The west side's default gathering space is the shoreline.
The Broadway corridor
The Broadway Subway opens fall 2027, and the corridor between Fairview and Mount Pleasant is already reorganising around it. Stations tend to reshape the blocks around them over years rather than months, so this is a long horizon story rather than a quick one.
Granville Island
The public market, the theatres, and the docks sit in the middle of west side life, a walk or a tiny ferry ride from Kits and Fairview.
